KNOW ALL MEN BY THESE PRESENTS :

THAT JOHN BUFF FOR AND IN CONSIDERATION OF THE SUM OF ONE DOLLAR TO HIM IN PAID AND THE PREMISES HEREINAFTER SET FORTH , DO HEREBY GRANT , BARGAIN AND SELL UNTO M.M. ROMINE AND UNTO HIS HEIRS AND ASSIGNS FOREVER , THE FOLLOWING PROPERTY .

 

ONE SAW MILL KNOWN AS THE LITTLE MILL FORMALY BROUGHT HERE BY DUVAL AND THE WEST PART OF THE S.E. 1/4 S.W. 1/4 ALL THAT LYING WEST OF RIVER IN SEC. 23 TOWNSHIP 18 N. RANGE 3 E. TWENTY ACRES MORE OR LESS.

 

I HEREBY CONVENANT M.M. ROMINE THAT I WILL FOREVER WARRANT AND DEFEND THE TITLE TO SAID PROPERTY AGAINST ALL LAWFUL CLAIMS.

AND NO WIFE OF THE SAID DO HEREBY RELEASE UNTO THE SAID M.M. ROMINE ALL HIS DOWER AND HOMESTEAD IN AND TO SAID LANDS . THIS SALE IS ON CONDITION THAT,

WHEREAS I AM JUSTLY INDEBTED UNTO SAID M.M. ROMINE IN THE SUM OF ONE HUNDRED & FIFTY DOLLARS.

NOTE WITH INTEREST FROM APRIL 1ST , 1911 , INTEREST PAID UNTIL PAID IN FULL APRIL 1ST , 1913 INTEREST AT THE RATE OF 10% PERCENT.

 

NOW IF I SHALL PAY SAID MONEY AT THE TIME AND IN THE MANNER AFORESAID THEN THE ABOVE CONVEYANCE SHALL BE NULL AND VOID AND IN CASE OF NONPAYMENT THEN THE SAID JOHN BUFF ASSIGNEE SHALL HAVE POWER TO SELL SAID PROPERTY AT PUBLIC SALE TO THE HIGHEST BIDDER , FOR CASH AT THE NEIGHBORHOOD OF BRADSHAW BRICKLEY COUNTY OF GREENE STATE OF ARKANSAS . PUBLIC NOTICE OF THE TIME AND PLACE SAID FIRST GIVEN 30 DAYS , BY ADVERTISING IN SOME NEWSPAPER PUBLISHED IN SAID COUNTY BY AT LEAST TWO INSERTIONS NOTICES POSTED IN TEN PUBLIC PLACES IN SAID COUNTY . AT WHICH SALE THE SAID GRANTEE OR HIS ASSIGNEE MAY BID AND PURCHASE AS ANY THIRD PERSON MIGHT DO. AUTHORIZE THE SAID GRANTTEE OR ASSIGNEE TO CONVEY SAID PROPERTY TO ANY ONE PURCHASING AT SAID SALE. AND THE RECITALS OF HIS DEED PF CONVEYANCE SHALL BE TAKEN AS PRIMA FACIE TRUE. AND THE PROCEEDS OF SAID SALE SHALL BE APPLIED FIRST TO PAYMENT OF ALL COSTS AND EXPENSES ATTENDING SAID SECOND TO PAYMENT OF SAID DEBT AND INTEREST ANT THE REMAINDER IF ANY SHALL BE PAID TO SAID GRANTOR WE HEREBY STATE OF ARKANSAS , APPROVED MAY 8 , 1899 .
